True Story: A buyer client was referred to me for a workplace relocation, and was using their VA loan benefit. Moving here from out West after taking a promotion with their company, it was clear that they wanted to get their family into a lateral cost/value house, and keep their current home as a rental. We were able to achieve that with remote shopping – they did not see their home in Orange until inspection day! 

During the inspection period, we discovered a need for a significant roof repair, and despite having offered an aggregate inspection limit of $1,000, we were able to negotiate a $10,000 roof repair!

Continuing to highlight the need for a trusted team of professionals – the seller had requested a settlement on December 28, 2023 (between Christmas and New Year’s holidays!)... and 13 days before their loan was to close, rates were still hovering in the 7-8% range for many buyers… but these buyers worked with such an adept lender that they were able to shift their loan and lender to a recommended broker, got a rate below 6% and closed within 13 days, closing between holidays!

This family enjoyed their new house at the right price and the right timeline, with a great rate and a necessary inspection and renegotiation period. Their opportunity for generational wealth expanded significantly because of their ability to retain their former residence as a rental - the first in their growing portfolio. The inspection was vital in securing the viability of their investment, and the skillful renegotiation kept the buyer’s risk exposure low.
